Cooley Mesa Warehouses

This project began as master planning that was intended to maximize the available space of Lots 5 and 6 in Spring Creek Park in Gypsum, Colorado. The master plan was finalized with six buildings located on Lot 5 and three buildings located on Lot 6. This master plan is set to be 2 phases, with Lot 6 being the first stage to move forward to construction. The 9 buildings are split into 3 different building types: Building Type A, Building Type B, and Building Type C. Each building has the same depth at 50 feet, and are divided into individual bays. Building Type A is the smallest building, at 76′ long with 4 bays total. Building Type B, the most used type, has a length of 96′ with 5 bays. Building Type C is the largest at 116′ in length with 6 bays on its interior. All of the buildings’ bays have a restroom and space for a future loft if the tenant desires. The buildings are Pre-Engineered with each bay having a garage door and man door for easy loading and access into each space. Construction is anticipated to start in Fall of 2022.
